How many units are in each building and how many units in total?
“There are 4 units to a building and 76 units within the association. 19 buildings make up the Willowridge condominium community.”
Are the condominiums rented or owned?
“The condo units are owned by their residents, and the buildings and grounds are owned by the Willowridge Owner’s Association (WOA). The WOA is made up of all the unit owners, and the WOA does not allow rentals.”
What utility companies are available at the Condos?
“Willowridge condo owners can choose any utility company they wish, as they own their units. The companies already in the buildings, and / or available to the buildings are:
Electricity- Alliant Energy
Natural Gas- MidAmerican
Cable and Internet- IMON and Mediacom
Water, Sewer, and and Trash- City of Marion”
When were the condos built, and by whom?
“The Willowridge condos were built between the years of 1989 and 1997 by Midwest Development Company, affiliated with Skogman Homes.”
Who serves on the Willowridge Owner’s Association Board of Directors? Is there a management company involved?
“Currently, there is no management company, and the association is run fully by the members of the association. Board members are nominated and voted into office at the association’s annual meeting.”
How much are the HOA Dues?
“Units A and C dues are $245 / Month
Units B and D dues are $230 / Month”
What are some examples of what the HOA fees cover?
“The HOA performs the following items (including by not limited to):
1.) Snow Removal
2.) Lawn Care
3.) Cleaning of the common areas
4.) Building and grounds repairs and maintenance (i.e. Fix and replace bulbs in exterior light fixtures, fix exterior door knobs, etc.)
5.) Deferred maintenance of the buildings (i.e. roof replacements, driveway replacement, etc.)
6.) Insure the buildings and property against liability and storm damage.”
Are pets allowed?
“Pets are not allowed, unless special circumstances require residents to have them.”
Is there a startup fee for new residents upon sale of a condo?
“Yes, the Willowridge Owner’s Association has a one time $300 startup fee upon moving into a condo.”
Are for sale signs allowed on WOA (Willowridge Owner’s Association) when a unit is for sale? What about open house signs?
“No, for sale signs are on allowed on WOA property in an effort to keep a clean look on the street and not burden other residents in a building with a unit for sale. Open house signs ARE allowed between 48 hours and the time of the open house.”
